Description

This renovated (in 2020) single family home is perhaps the nicest 3BR/2BA rental property in the area. This rental home sits on a quiet cul-de-sac in one of Santee's nicest, safest, and most conveniently-located neighborhoods.

Highlights include:
- Beautiful and relaxing Northern view of the Santee valley from the backyard and from many parts of the house. The house's north-south orientation is ideal as it tends to keep internal temperatures moderate with no glare from the sun.

- A $75,000+ renovation was completed in 2020, including (at that time) all new: windows and patio doors, bathrooms and vanities, refrigerator, above-range microwave, carpet, interior paint, water heater, warm-colored LED recessed lights with Lutron dimmers, bathroom exhaust fans on timers, window coverings, and California Closets in two locations. And so on. Many of these improvements will save you money in reduced utility bills.

- The large master bedroom with a view features California Closets, and post-renovation newer dual-sink vanity and tiled shower. Bedrooms 2 and 3 are also nicely sized, and share another post-renovation bathroom. Bedroom 3 (the front bedroom) would make a very pleasant in-home office. It has access to another California Closets closet across the hall.

- There are nice touches throughout, since as all five porch and patio lights coming on and off with the sun rising and setting.

- The backyard features a beautiful lawn and patio with a relaxing peaceful view, while the front yard features a low-water drip system, all on a smart irrigation box. The landlord pays for a twice-monthly gardener (a $115 monthly value).

- Flooring is 67% carpet (in the bedrooms and great room) and 33% porcelain tile (in the kitchen, dining room, and hallway).

- A large great room with high ceiling, with instant-on/off fireplace, is open to the kitchen.

- A separate formal dining room can be used as a living room / second family room / game room.

- Two-car garage with a brand new LG washer and dryer (never before used), workbench, lots of storage (e.g., there is metal shelving the length of the entire wall, and space above the garage), and bright auto-on/off LED shop lights. There is plenty of room in the garage for a second refrigerator or second freezer if you have one.

- Refreshing community pool, hot tub, basketball court and BBQ area are a short walk away. Note that the Zillow system is reporting in the listing that there is a "private pool." For some reason Zillow won't let me change that, and that is not accurate. It is a community pool and hot tub.

- The Santee Northview community sits down a private road behind an elementary school and there is no through traffic in the community. One way in, one way out. I believe that is one reason that I'm not aware of any crime that has occurred in the community since I purchased this house in 2003.

- Very easy access to the 52, 125, and 67 freeways. Grocery, newer retail, and Costco (with gas) are very close by. Prospect Avenue School is walkable, and the San Diego Trolley is less than a 5 minute drive.

- Fantastic, uncrowded hiking trails are close by, including multiple trailheads up Cowles Mountain.

- No smokers/vapers.

- No pets. I may consider one well-behaved dog under the right circumstances but I would charge a $75 per month pet fee to offset the fact that having a pet virtually guarantees I will have to pay for new carpets and pads when you move out. Absolutely no cats. The sliding glass door to the backyard does have a very nice built-in "dog door."

- The house is within a few miles of the Gillespie Field municipal airport. The house gets some noise from small airplanes during reasonable hours. The noise has never bothered me, but I am a transparent person and I'm disclosing this information so you can see if it bothers you.

- I am the landlord and owner of the house. I am professional, friendly, and responsive to any maintenance issues that may arise at the house -- I do not hire a faceless property management company. I am sorry to see my current tenant of four years and his family leave for another city (they would provide a strong recommendation for me). In return, I will be selective in choosing the right qualified tenant. I will verify income and rental history and good credit.

- Your gross pre-tax income must be at least $8,944 monthly (equivalent to $107,325 annually). Also, please note that this property requires two month's security deposit plus first month's rent. Therefore, you will need a cashier's check from a local bank for $11,925 in order to move in. The minimum credit score considered is 625, which according to my sources, is halfway between "Fair" and "Good."

- Renter's insurance, which is very affordable and usually easily obtained from your auto insurance company or another insurance company, is required. It will protect you and your possessions.

- The property is available immediately and will be shown as your and my schedules allow. The proposed term is a 12-month term lease starting immediately, although I am open to discuss other term lengths. If there is a non-full month at the beginning of the term (e.g., September), it will be pro-rated.

- You are welcome to contact me and apply through the online system, but due to well-known limitations with the online application, all applicants will need to fill out my application. Once you've seen the house, if you want to apply, each adult will be required to pay a $38 fee (my cost) for a background and credit check.

Owner pays for twice-monthly gardener and HOA (a $485 per month value). Tenant pays -- through accounts in their own name -- for gas and electric, water and sewer, internet (wifi), and trash, along with any other desired services such as cable TV. Tenant must be willing to share wifi password with landlord so that landscaping adjustments through automated smart irrigation system can work properly.
