we have a big backyard, but it is not 100% fenced in.
** All humans and pets must be accounted for on the final lease agreement. **

*Automated sprinkler and drip systems in place in yards and gardens.
* The backyard directly abuts the Aurora 7 Park and Boulder's extensive bike path system lets you ride all around Boulder and Boulder County.
*Please note that the backyard is NOT fenced in completely. All dog owners would be responsible for their own electric dog collar fence.
* Inside you find a soothing neutral color palette, custom kitchen cabinets, granite and butcher block countertops, custom tile work, and a copper kitchen sink.
* Separate triple-filtered water faucet in kitchen for drinking water.
* Centurylink Fiber (super fast up and down!)
* Stay warm and comfortable with added insulation and super efficient radiant floor heating throughout the home.
* In the warmer months, stay cool with a whole house evaporative cooler aka swamp cooler.
* Adjust your privacy and light with high-end top-down-bottom-up fabric blinds on all windows.
* Large flagstone patio in backyard.
* Be sure to check all the terrific restaurants, grocery stores, Scott Carpenter Pool, public parks, and playgrounds all around us -- there are loads!
*Restaurants: Blackbelly, Basta, Cup of Peace, Dry Storage, The Gondolier, Corelli's, just to name a few!

*There is some flexibility around being unfurnished or partially furnished too.
* Will consider a pet with deposit -- let's talk!

* Water will remain in the owner's name and paid by owner
* Electric and gas (Xcel), trash (Western Disposal), and Centurylink to be paid for by the renter and also put in the renter's own name.
*Snow removal and lawn service are the responsibility of the renter.
*The garage on the property is NOT included in this rental agreement. NO parking within the garage is being offered, but possibility of some storage is available.
