APPLICATION REQUIREMENTS
Application Fee: $35 non-refundable fee per adult. Each adult must submit a separate application.
Credit: Minimum FICO score of 650.
Employment: A minimum of one year of employment history is preferred.
Income: Combined NET monthly income of approximately 2.5 3x the monthly rent.
Debt-to-Income: We require a debt-to-income ratio of no more than 60%. To determine this, we will calculate your total combined NET monthly income and subtract the following:
* Minimum monthly debt payments reported on your credit report
* Monthly rent
* $100 allowance for monthly utilities
After these deductions, approximately 40% of your NET monthly income must remain.
Proof of Income: Two most recent months of pay stubs and 2025 W-2 required. Cash income cannot be counted unless properly documented and verifiable.
Rental History: Verifiable rental history is required; one year of rental history is preferred for each rental unit. Renting a room or from relatives does not qualify as rental history.
Cosigners: May be considered for credit or rental history deficiencies only; cosigners are not accepted to meet income requirements.
Insurance: Renter's insurance is required prior to move-in.

MOVE IN SPECIAL!
IMPORTANT: This property is still currently under construction. (there is still a construction fence up around the property. We are finished with the first duplex. The rear duplex construction has just begun. We are offering $600 off the monthly rent per month until such time the construction is complete with the rear duplex. *We anticipate this construction to take 4-6 months.
