If you are declined, and your application was complete and accurate, you will receive a notice that contains information regarding your rights under the Federal Fair Credit Report Act, and the State of Washington Fair Tenant Screening Act. Applicant has the right to obtain a free copy of the consumer report in the event of an adverse action and to dispute the accuracy of information in the consumer report.

Additional Screening Requirements and Criteria Related to Sex Offender Registry
Landlords may not inquire about, nor require disclosure of, any types of arrest or criminal records or convictions for any applicant of a rental property located in Seattle, except for sex offense convictions which occurred when the applicant/individual was an adult, and which require the applicant/individual to be a lifetime registrant on any local, state, or federal sex offender registry list. TO APPLY FOR TENANCY:

2) All applicants over 18 years of age (or emancipated minors) must complete the Rental Application and Screening (through Azibo) and pay the fee of $39.99 per applicant over 18 (or emancipated minors). Landlord will email an invitation to apply and the first application received will be sent the screening link and will have 4 hours to complete screening before landlord moves on to next application.
3) All applicants over 18 years of age (or emancipated minors) must show positive government issued picture ID.
4) A $500 holding deposit (cash, check or Zelle) will be collected once all applicants have met criteria. Holding deposit may be used toward security deposit or first month's rent.
5) Only a fully completed application package will be accepted for review.
6) Applicants may request additional time to complete an application for things like interpretation or a reasonable accommodation for disability.
