The home will be cleaned before you move in. It is clean for showing, but not move in ready clean.

The leases are 12 months, but once you sign we will never raise the rent.
So if you plan to be here long term know that in ten years your rent will be the same as the day you signed. We own this home and have no plans to sell it. We raised our family here for 20 years and there are too many memories to let it go.
Two story home close to BJHS and BHS.
There is a basement that has washer and dryer hookups.
Basement can be used for storage but has gotten water three times in the last 30 years (Torrential Rainfall).
The front yard is fenced in.
The back yard is fenced in.
No central air, but there are two newer window a/c units.
NO GARAGE (Garage in back is not part of the rental)
(Possible pets with non refundable deposit) This must be talked about before signing any lease.
Once you view the property it will be considered held for 24 hours. This way you do not feel rushed into signing a lease. No other viewing will take place or be scheduled until the 24 hours has passed. If you need more time let us know before the time has passed and we will extend it another 24 hours (Max 48 hours).

We have never used section 8 but are willing to try the program. We are actively looking into it.

Home can be shown M-F after 4 Sat & Sun after noon.

Rent is $1,250 per month. Lawn care is provided by us (Mowing and trimming).
Late fee will be attached after the 5th of the month.
Rent can be deposited at our bank (Less than a mile from this property)
We can also take payment via Venmo.
We can also do a 6 Month lease if you want a shorter lease.

If you are interested, please fill out the Zillow application. Let us know why you are moving out of your last home and please provide references.

Tenants are not allowed to make any alterations to the home without signed permission.

Our lease is for one year, but unlike other rentals our rates will not change at renewal provided your rent is in good standing. So as long as you pay rent on time if you choose to renew your lease no details will change.

All potential tenants will be rated and the best fit for us will be chosen. Life happens so no one thing will disqualify you. We understand that not everybody has perfect credit and that in itself will not disqualify you.

This home is listed as no pets, but you can request an exception. If a pet is approved, it will require a non refundable pet deposit (Price depends on the pet).

Animals that are not considered pets and don't require approval are limited to:
1. Fish
No more than a 20 gallon aquarium (unless agreed to). Aquariums are not allowed on the second floor no matter how small.
2. Geckos
3. Chinchillas (Limit two)

All Service animals must be disclosed and verified and will not count as a pet. This is done because my insurance rates depend on the animal.

Renter is responsible for all utilities (Electric, Gas and Water).
The earliest move in date is March 1st 2025.
Home must be available for inspections if and when requested. These would only be done to verify the condition of the home and or the city doing its yearly inspection.

We are looking for tenants who do not need watched over. We only expect you to pay the rent on time, keep the home and yard looking nice. These things are required by the city so we have no control over that.

There is a large garage in back, but it is NOT part of the rental. This is only used as storage for us and we will not be there daily. Last year we accessed it twice.

The renters are able to park behind the garage and there is a gate so company can walk through the back yard if needed. There is also a long single wide driveway that has room for three cars.

There is a basement that from time to time (three times in 20 years) gets water. Because of this we do not list it as usable space with the exception of renters have used it for a washer and dryer.

The renters are responsible for changing the furnace filter once a month (the landlord is happy to do this if you want the intrusion every month). This is done as a convenience for the renters, so you don't have us coming into their home every month. The filters are supplied in bulk by the landlord.
