8) A lease will be emailed to tenant(s) if an application is approved. Applicant(s) have 24 hours to accept/sign the lease and pay the deposit of one month's rent. If these criteria are not met the application will be denied.

Income for W2 employees can be verified with 2 most recent pay stubs in last 60 days and a fully executed job offer letter/contract.
Income for self-employed individuals verified by 3 months bank statements and signed tax returns for the last 2 years to show predictable income

Credit Requirement:
A credit report from a third-party agency. No history of unlawful detainer actions or evictions allowed. No collections related to rental history. Collections, outside of rental related collections, totaling $250 or more may be grounds for denial. Previous tenant screening reports not allowed.

Smoking Policy:
No smoking inside the property

Rent Increases & Notices:
Any rent increase will follow Seattle regulations.

The landlord is prohibited from requiring disclosure, asking about, rejecting an applicant, or taking an adverse action based on any arrest record, conviction record, or criminal history, except for registry information as described in subsections 14.09.025.A.3, 14.09.025.A.4, and 14.09.025.A.5, and subject to the exclusions and legal requirements in Section 14.09.115.
