Security Deposit:
Upon signing this Lease, the Tenant shall deposit the sum of $3,300, to be held by the Landlord in an interest-bearing escrow account. This deposit serves as security for the Tenant's full compliance with all lease terms and cannot be used by the Tenant as a substitute for monthly rent.

Monthly Rent:
The Tenant agrees to pay the Landlord a monthly rent amount of $2,200. Rent is strictly due in advance on the 1st day of each calendar month.

Late Fees & Grace Period:
If rent is not fully paid and received by 11:59 PM on the 5th day of the month, a late fee of $100 shall be assessed as additional rent.

Pet Policy:
No pets of any kind shall be kept, harbored, or permitted on the premises without the express, prior written consent of the Landlord via a signed Pet Addendum. Approved pets must comply with all weight, breed, and community/HOA guidelines. The Tenant agrees to immediately clean up after pets in common areas and assumes full financial and legal liability for any property damage or disturbance caused by the animal.

Tenant Responsibility for Damages:
The Tenant shall maintain the premises in a clean, sanitary, and good condition. The Tenant is financially responsible for the full cost of repairing any damage to the property, walls, flooring, cabinetry, appliances, or common areas caused by the negligence, misuse, deliberate acts, or omission of the Tenant, their guests, licensees, or pets. Normal wear and tear is excluded.

Reporting Defects:
The Tenant must promptly report any malfunction, defect, structural issue, or water leak to the Landlord. Failure to report a known defect that leads to subsequent or compounded damage will result in the Tenant being liable for the total repair costs.

HOA Compliance:
The Tenant agrees to strictly abide by all Rules and Regulations, bylaws, and guidelines enacted by the Homeowners Association (HOA). Any fines, assessments, or penalties levied against the Landlord or property due to the Tenant's non-compliance shall be immediately billed to the Tenant and treated as "added rent."

Renter's Insurance Requirement:
The Tenant is required to obtain and maintain a comprehensive personal renter's insurance policy with a minimum of $100,000 in personal liability coverage throughout the entire lease term. The Tenant must provide proof of coverage to the Landlord prior to taking possession and must name the Landlord as an "Interested Party" or "Additional Interested Party" to ensure notification of any policy modifications or lapses.

Landlord Access and Entry:
The Landlord, or authorized agents thereof, shall have the right to enter the leased premises for the purposes of performing safety inspections, routine maintenance, repairs, or showing the property to prospective tenants or purchasers. Except in cases of emergency or imminent property damage, the Landlord shall provide the Tenant with a minimum of 24 hours' advance notice prior to entry.
