Description

This Amazing Opportunity is for a hardworking family to Rent To Own (RTO) my End Unit Townhouse, Available 2/01/2026.

1) Unique Advantages as follows:
- 1.a ) RTO Sale Price is locked at $380K for 10 years;
- 1.b) Final Sale-Prince will be further reduced by RTO-Coupons of $250/month; ie. $3000 per year or $30K for 10 Years;
- 1.c) 10 years later, you would own it as your home for $350K = $(380 - 30)K;

2) Amazing Opportunities as follows:
- 2.a) I purchased this RTO property at $132K 14 years ago. Now that it's market price is $381K, over 2.875 times $132K (as $381K)
- 2.b) That is why 12 years later, its price would be doubled to $762K, then your tax-free capital-gain would be $412K= $(762- 350)K;
- 2.c) So that your annual savings is $34333 for 12 years; i.e. monthly saving of $2861 for 144 months;
- 2.d) Instead of paying rent to another landlord, without getting any cash-back for 144 months.
- 2.e) Because your rent paid to me would be similar like your were paying a "mortgage" for the RTO-Property for at least 10 Years

3) Requirements:
- 3.a) With Monthly-Coupon of $250, your RTO-Rent $2650 would actually be $2400 per month, lower than the current average rent.
- 3.b) The $250 Coupon is to reward RTO-Tenant to take the required responsibility for all Repairs, Replacements and Maintenance Jobs (RRM-Jobs), also known as is-as conditions.
- 3.c) Security Deposit: $3000
- 3.d) Pet fee is $25/month per pet;
- 3.e) Application Fee of $35 for each Adult (unless your credit score is above 700).
- 3.f) Non-Smoking indoor;
- 3.g) RTO program is for a Single Family Only; Neither sharing Nor subleasing is allowed.

4) Termination:
- 4.a) RTO-Landlord (me) cannot terminate the RTO-Lease-Agreement (RTO-LA), unless RTO-Tenant has violated the RTO-LA. more than once within a calendar-year.
- 4.b) RTO-Tenant can terminate the RTO-LA any time after renting 18 months, providing a written notice to RTP-Landlord for at least 45 days prior to the move-out date.
- 4.c) If RTO-Tenant moving out without satisfying any part if the rules of 4.b), The $3000 deposit may not be fully refunded, or even totally deducted if damage is more than the deposit.

    "Living in this neighborhood for over 25 years. Always feel safe, it’s clean and majority of people take pride in their yard and home. Close to Old Town activities and shopping. Just have patience with traffic. "
  • Miranda Frye
    "Honestly not a bad commute at all, coming from a girl born and raised in WV. What’s 30 minutes to me, might be a little different for someone else. It doesn’t bother me, it’s the perfect balance of city / suburbia / charm for me. I’m familiar with the area as well, so I will always love Manassas, Fairfax, Centreville, Gainesville, all of the above. "
  • Richslea
    "Dog walkers, runners, families and couples walking by often. Very dog friendly. Plenty of dog places to run."
  • Nheunboston
    "Ashland Conservancy is a wonderful place to live with great neighbors! Highly recommend… especially for families!"
  • Terry Grafenstine
    "Lots of green space to walk our dogs. Neighborhood is pet friendly and many people are out with their dogs. "
  • Trulia User
    "It’s a quite neighborhood but we get a lot of stray pedestrians that walk through to get to the apartment neighboring our neighborhood "

    "The people here are all unique and friendly. It’s been nice here, but I do get a little worried at night because of the local sheetz. Lots of interesting people there that make things a little scary at times. "
  • Trulia User
    "It’s a good neighbourhood , I moved here from india. My job is in Manassas only. I feel this neighbourhood is good and safe. For me surprisingly the rent is super high but I could find any houses with less rent. Grocery stores and all very near by, for me Costco , Walmart is just 5 mins drive ( less than 3 miles ) We’ve a lot of shops near by so Even if you don’t have a car , you can still manage to get some groceries to survive but have to walk around 1-1.5 miles I feel it’s save don’t know why but I got the gut feeling "
  • Trulia User
    "The community has its pros and cons, pros there are lots of families and things to do very close to each other, cons.. after dark always be on watch. "
  • Trulia User

    "could be better to be honest mate. but really isn't a bad place to live in, or to visit once in a few. lived around this area my whole life and has had its ups and downs but like I said it could be better and I know someday it will. Sheesh"
