The Tenant is responsible for all utilities, including but not limited to electricity, gas, water, trash removal, and internet services. These utilities must be maintained in the Tenant's name throughout the lease term.

No Smoking Policy:
Smoking is strictly prohibited within the rental property. The Tenant agrees to abide by this policy and acknowledges that failure to comply may result in fines or penalties as outlined in the lease agreement.

Pets:
The Tenant may keep pet(s) on the premises, provided that a non-refundable pet fee of $50.00 per month is paid. The Tenant must also comply with all pet-related rules, including cleaning up after the pet and ensuring it does not disturb the neighbors. The Landlord reserves the right to impose additional pet-related restrictions.

Maintenance and Repairs:
The Tenant is responsible for keeping the property in good condition and promptly reporting any maintenance issues to the Landlord. The Landlord will handle major repairs, such as plumbing or electrical issues.

Termination:
Either party may terminate the lease with 30 days' written notice before the lease expiration. If the Tenant decides to terminate the lease early, the Tenant may forfeit the security deposit unless otherwise agreed upon by both parties.

Additional Terms:
The Tenant agrees to maintain renter's insurance throughout the lease term, which must include personal property and liability coverage. The Tenant may not make alterations to the property without prior written consent from the Landlord.
