Renter's Insurance is required. The tenant will need to provide a copy of renter's Insurance that states liability
insurance of $420,000.00 before receiving the keys. Landlord's name must be added as an additional insured on the
insurance policy.
We collect a security deposit, prorated rent (if necessary), first-month rent, pet deposit within two business days upon execution of the lease. The security deposit is one month's rent. The landlord will only accept cashier checks or electronic payments.
The listing will remain active until the lease contract is executed; all deposits and rent are collected.
Non-smokers only.
The owner will not accept Section 8 or any government vouchers.
Maximum two pets are allowed, no aggressive breeds and a weight limit applies. There will be a $350.00 non-refundable pet deposit and a $25.00 pet fee per pet for each month.
All applicants must have a good credit score, clean background, no evictions or bankruptcies in the past, and combined income must be 3X the rent.
Once we have received your tenant's application, we will forward it to the landlord for review.pay the $40.00 fee, and authorize the background and credit checks.
The landlord will then review the credit & background reports and let us know if they want to move forward with the lease.
We will notify you and send you a copy of the lease and your tenant's review.
