The house is newly refurbished inside--painted throughout, new hardwood-like flooring in front room, hall and two bedrooms; tile floors are in the Kitchen and bathroom.
 The washer-dryer hookup is in the attached, spacious 2-car garage with storage space.
The house is close to Long Beach Blvd, shopping and transit. A nice park is nearby on Santa Fe.

The lease is a 1-year lease that reverts to a month-to-month tenancy requiring tenants to give a 30-day notice to vacate and landlord a 90-day notice
 Tenants pay all utilities--gas, electric, and water--and are tasked with keeping up the property that includes the yard. The present gardener charges $60.00/month for 2 services/month. but tenants can opt to keep up the yard themselves.
Tenants are expected to keep the property in the condition in which it was received, normal wear and tear excepted.
 Rent is due on the first of the month and is delinquent if received after that. Fees begin if received after the 5th, but a pay-or-quit notice can be served any time after the 1st. Rent can be paid via Zelle or U.S. money order.
 A $55.00 fee is charged when a notice is served on tenants for violations of the contract (e.g., a pay or quit for delinquent rent; housing unauthorized people on the property).
Any money owed for damages to the property can revert to rent owed if not paid withing the time period specified in the contract.
 The contract specifies that no smoking of any substance is allowed on the premises.
 Outside pets are permitted and there is a side pen and a fenced back yard for a dog.
Parking is permitted on the street (watch for street-cleaning day/hours) but not in the short driveway. The double-car garage houses 2 cars.
