Lease Term: 1 Year

Tenant shall be responsible for all utilities and services in connection with the premises (electric and telecommunications). Landlord is not responsible for snow or ice removal and up keep such as salting. Prior to Tenant move-in Tenant agrees to have required utility services in Tenant's name. No Smoking Allowed. Maintenance by Tenant. Tenant shall:

- Comply with all obligations primarily imposed upon tenants by applicable provisions of building and housing codes of the City of Eureka and the Eureka Fire Protection District that materially affect health and safety.
- Keep the premises as clean as the condition of the premises permits.
- Dispose of all ashes, rubbish, garbage, and waste in a clean and safe manner.
- Keep all plumbing fixtures in the premises as clean as its condition permits. Tenant responsible for clogged drains.
- Use all electrical, plumbing, sanitary, heating, ventilating, air-conditioning and other facilities and appliances.
- Not deliberately or negligently destroy, deface, damage, impair or remove a part of the premises, or knowingly permit any other person to do so.
- Act in a manner that will not disturb any neighbor's peaceful enjoyment of nearby premises.
- No pool, hot tub or water feature shall be permitted on the property.
