- Included in the monthly price:
Utilities: Sonoma Clean Power electricity, PGE gas, water from the Belmont Terrace Mutual Water Company (our local well), septic service, garbage/recycle and high speed internet. (Note: after the first year, if power costs go more than 15% over historic norms I'd like negotiate a reasonable cost increase).

- Pet friendly
Your quiet, well-behaved (and of course house trained) pet is welcome. There is a Doggie Door to the fenced-in back yard.

- Garage
No garage access unless invited please. Owner will occupy the garage JADU of the property. Note: For 9 years I (owner) rented out the JADU in the garage (which I will now be inhabiting) to a gentleman that left recently. During that time I barely knew he was there. For the most part whoever rents this house will barely know I'm there, this is a fact born of 9 years of experience. I have two separate entrances to the unit.

- Shared laundry room
This laundry room is equipped with a small but effective washer and dryer and is the only dual use area in the house. For 9 years my tenant and I had very few "we both had to use the washer at the same" moments. I expect this will continue with a little scheduling.

- Back Yard
Right now the front yard is "done-up" and the back is wild and wooly. To help tame the back yard a friend and client of mine will be filming a children's gardening show two times this summer most likely on a Saturday. My guess is scheduling this will not pose a problem.

- Parking
There will be two off street parking areas on the property.

- Bath
The unit is three bedrooms and one bath - but what a bathroom - big shower, huge tub and very spacious. Nearly everyone remarks on how nice it is. You'll love taking long hot baths in the tub.

- Storage
There is a small amount of storage in the shared laundry room. There are also six closets for storage.

- Deck
In addition to the huge (and very private) back yard you'll have a 700 SF deck that has two entrances: the kitchen and the primary bedroom.

- Partially furnished is Ok.
I have quite a bit of furniture that is well-sized for the space. I'm happy to remove some or all of it.

- Kitchen / Dining Area
Simple and functional with a Wedgewood stove and a beautiful view of the back yard. The unit does not have a dishwasher but we can discuss putting one in if that is important to you.
