Liability Insurance Requirements and Options:
The Landlord requires Tenant to obtain liability coverage of at least $100,000 in property damage and personal liability from an A- rated carrier and to maintain such coverage throughout the entire term of the lease agreement. Tenant is required to furnish Landlord evidence of the required insurance prior to occupancy, at the time of each lease renewal period, and upon request. Criminal Background: Per HUD Guidelines: Not only must Applicant have acceptable credit history, additionally, all Applicants must meet our Criminal History Criteria.     "We have a neighborhood association (not an HOA) that puts on events in our little local park. Events like Mother’s Day celebrations, movie nights, back to school BBQ, Friday nights at the park with food trucks. We also have a community garden. My neighborhood (Colonial del Valley) is mostly elderly people who raised their kids here and a mix of younger people who are buying homes from relatives. "

    "They would like the decent space the dogs have in the yards and close walks to Jacob’s Park. At the park, there is a dog park as well. They may not like reckless drivers that cut through the neighborhood streets at times. This would usually occur at night though. There are many dogs in this neighborhood, mostly friendly and very few would ever get out. "

    "It is centrally located near Reid Park. You can easily walk to the bus stops nearby. It is minutes away from the university and shopping downtown or a variety of shops, eating establishments, and the mall is not far away. There is also a fire station nearby, but not too close to be disturbing. "
