It's a 2 bed/1 bath on Claxton Rd in Yulee. Wilson Neck neighborhood. I live a few streets over.

On 2.5ish acres with a huge yard and a pond in the back. Some marsh view.

Tenant covers utilities (FPL power bill, internet and trash) which you'll set up on your own. AT&T Fiber, Meridian Waste and Waste Management are available. I take care of the yard and water system maintenance for you.

1 year lease and renters insurance is required.

There's an air conditioned, carpeted shed next to the house that can be used as an office or storage. Another open-air shed in the back for whatever (we used it as a chicken coop). Detached garage isn't included in the lease. Queen murphy bed in the 2nd bedroom.

Pets are allowed but please don't let them swim in the pond (this is Florida, after all). No smoking indoors, please. Park wherever you'd like.

This place is probably best suited for a couple. The house isn't huge but it's relatively nice inside and the property is gorgeous in my opinion. There's a floating dock on the pond and plenty of wildlife to take in.

Neighbors are very friendly. You'll be just up the street from the public neighborhood boat ramp (and hangout spot) where there are weekly food trucks and plenty of planned family-friendly events. This is also a golf cart neighborhood, so you'd better start shopping for one.

    "There are so many kids in the neighborhood! I feel safe enough to let my kids play outside with the door open. The schools are great! My kids love the parks and going fishing right around the corner! We are also only fifteen to twenty minutes from the beach! Be aware of reckless teenage drivers. During holidays the fireworks are awesome in our neighborhood! Rent is very high for wages in the area and I wouldn’t approve of my child working at many restaurants around here."

    "Big shaded Oak trees, Smaller then any town we have just one store on the Bells River with dirt roads I played in when I was only 5 years old or younger and I love the peace and quiet with no engines running only the sound of dogs barking while children play and still play in the dirty roads Walking around pools of water. I can also smell bombfires burning at night while we roasted marshmallows and hotdogs, I see my neighbors doing the same thing and you can still smell breakfast cooking throughout the area on weekends."
