**The asking rent has been increased. We are putting in nearly $8k of renovations before we rent it out.

Inside the home, you'll find two cozy bedrooms, an office, and a full bathroom on one side, while the other side features a spacious master bedroom with an attached master bathroom and a convenient laundry room. The house comes nearly fully furnished (except linens), making it effortless for you to settle in and make yourself at home.

Outside the home, there's plenty of land to enjoy and to utilize how you see fit. There's a small enclosed area for your dogs to access directly off the deck. And there's the option to have chickens. We currently have six hens, and one fairly well-behaved rooster. We receive anywhere from 3-5 eggs daily. They all range in age from 5-15 months in age. If you choose to not keep the chickens, we understand - they do take a little bit of work. If that's the case, we will find them a new home :-)

Regarding maintenance and repairs, we have implemented a "tenant responsibility" model for this rental property. Under this arrangement, tenants are responsible for addressing any maintenance or repairs that may arise during their tenancy. This provides tenants the option to either handle the repairs themselves or hire professionals to assist. This model offers flexibility and control to tenants, as they can choose how and when repairs are conducted. It also benefits us as landlords by reducing our involvement as a middleman in most repair instances.

While tenants are responsible for most day-to-day maintenance and repair tasks, it's important to note that we, as the landlords, will assume responsibility for significant issues such as HVAC system failures, broken refrigerators, non-functional wells, and other substantial problems that require professional attention.

Please be aware that the house will be furnished with a few exceptions. Some of the items depicted in the pictures may have been replaced with similar items due to these pictures having been taken a couple of years ago. Additionally, please note that no linens or bedding will be provided, and there will be no couch in the living room. Current pictures can be provided upon request...but as we are still living in it, the pictures will have "stuff" included in them.

As the renter of this property, you will be responsible for keeping it maintained. This includes regular maintenance and upkeep such as lawn care, HVAC & water filter changes, and minor repairs. You'll also be responsible for paying the utilities associated with the property, including electricity & gas. But don't worry, we've got you covered when it comes to plumbing repairs and any major repairs due to normal wear and tear of the property.

Please keep in mind that as the renter, you'll be responsible for any damage caused by your own negligence or misuse of the property. This includes damage caused by pets, guests, or any intentional or accidental damage to the property or its contents.

This agreement will be for a 12-month term, with the ability to extend beyond that as the end of the lease term approaches, if in good standing.

There is no smoking, no parking in the yard, no open fires under the covered porch unless the flame is small, away from the house, and wood rails. (burn piles are okay as long as they're done IAW local and state laws/regulations)

Additional information:
There will be a one-time pet security deposit per pet, as well as a monthly fee per animal per month.
Security Deposit = $250/dog
Monthly fee = $15/dog
"Dangerous" breeds are accepted IF covered by insurance ($500,000 liability) and confined responsibly.

Proof of renters insurance is required before move-in. No less than $150,000 liability assuming no dangerous breeds will be kept.
