March Incentive: ONE YEAR of COMMON CHARGES AND TAXES paid by the sponsor for a limited time only.
Residence PH is a luxuriously appointed 2 bedroom, 2 bathroom home with a private terrace off of the living room.
Situated at the crossroads of classic Brooklyn neighborhoods- namely Boerum Hill, Cobble Hill and Carroll Gardens, 85 Douglass Street provides direct access to some of the most established cultural institutions, parks, entertainment venues, curated boutiques, and more.
The gracious living space unfolds into the custom-designed kitchens that feature striking, hand-selected honed Arebescato D'Oro countertops and backsplashes. The tonal depth of this natural stone balances the sleek cabinets by Cubitac and beautiful Brizo fixtures. A state of the art appliance package by Miele makes this a home chef's dream.
The generously apportioned bedrooms have sizable closets and plenty of natural light streaming in from oversized windows. The primary bedrooms are bathed in warm southern light and offer two closets (one of which is a walk-in) and striking, spa-like en suite bathrooms.
The primary bathrooms provide a luxe retreat with 4" hex floors in Calacatta Gold, floating Duravit white oak vanities, discretely recessed medicine cabinets, and complimentary Calacatta gold walls. No attention to detail was lost in the secondary bathrooms with Bianca Carrara herringbone floors & walls, Duravit white oak vanities, and chrome Brizo fixtures.
Nestled on a quiet tree-lined street, 85 Douglass is conveniently located right off Smith Street - the renowned restaurant row and a block away to charming Court Street. The F and G trains are close by for unbeatable easy access to Manhattan. Nearby are major retailers like Trader Joes, Equinox, Barnes & Noble and locally loved boutiques, nightlife, and eateries. Also within close proximity is Union Market, Cobble Hill Cinemas, and the beloved Carroll Park with its year-round Greenmarket. The Red Hook waterfront and Brooklyn Bridge Park are within easy reach as well.

5/10GreatSchools RatingParent Rating AverageI could not think of a better place for my kid than PS 32. There is so much individualized attention provided that I truly feel like we're in a private school without paying tuition! The teachers are phenomenal. My kid is in a Kindergarten class this year (NOT G&T), and I'm consistently blown away by how the teachers get him excited for reading & writing (he and his classmates are far ahead of others in "more desirable" neighborhood schools; he is fluently reading chapter books) and math. I wish I learned math the way he is learning it at 32 (on a recent snow day zoom, he created a two-step formula to make the number 9....). He loves dance, music, art, gardening, science, gym and library that he gets as part of his school day and has connected with all of these specialty teachers. He Kindergarten is also learning chess. I truly can't say enough wonderful things about this school.Parent Review3w ago - Cobble Hill School of American Studies

2/10GreatSchools RatingParent Rating AverageI attended this school for 9th grade and it was absolutely horrible .. Students interrupt when teachers are teaching , the lessons are never completed . There’s always a fight . teachers are disrespectful . Don’t send your child here !!Other Review8mo ago - School For International Studies

4/10GreatSchools RatingParent Rating AverageAs an upcoming 8th grader at this school I’d say for as many good teachers, there are twice as many bad teachers, this school prides itself on diversity while only having one Asian teacher in the whole middle school. The new principal and vice principal are constantly making unnecessary changes without feedback from students that make the school feel more like strict private school rather than a fun learning environment. I’ve made so many friends at this school but there have been a lot of bad moments as well. During school shooter lockdowns which happen frequently the school barely communicates with parents and instead of fixing problems that actually matter they decide to implement things like teachers escorting students to lunch and having to “earn” the right to eat lunch outside of the school, to be honest and frank this school would’ve been a great decision a couple years ago but now with the overwhelming amount of rules it isn’t worth it. You light think I’m just a petty student but these things are real issues that are happening right now ESPECIALLY with the mis-communication with parents during school emergencies!!Student Review8mo ago - Check out schools near 85 Douglass St.
