We will consider how recent, relevant and serious the offense was. We avoid automatic denials for non-violent offenses or those not relevant to tenancy (e.g, minor drug possession from 20 years ago). We evaluate all applications fairly and in compliance with all applicable housing laws. Multiple late payments with previous landlord. Damage (beyond normal wear and tear) to property during a previous tenancy with True Haven Property Management or any other previous landlord. Documentation Requirements. To complete your application, please provide: Government-issued photo ID. Proof of income (Choose one of the following options): Two most recent pay stubs from your current employer. Current employer must be the anticipated employer at the time of move-in. If not, use an option below. Military Les. Three most recent bank statements plus an offer letter from employer stating income and start date. Rental History Last two residences (rental history not required for periods before age 18) Complete documentation is required before your application can be considered. Pet & Animal Policy. True Haven welcomes pets at select properties. If you're applying with a pet or assistance animal, you must complete a third-party screening through Pet Screening. This is required before your application will be reviewed. Assistance Animals: Are not considered pets and are not subject to pet rent or insurance requirements. Note: Not all of our properties accept pets, so be sure to check the individual listing. Security Deposit. A standard security deposit equal to one month's rent is required. No additional deposits are collected for pets, credit history or other factors. Security deposits are returned in a timely manner in accordance with California law. An itemized statement will be provided if any deductions are made. We offer a pre-move-out inspection, as permitted by law, so you have an opportunity to address potential deductions before vacating. Insurance Requirement. All tenants are required to maintain property damage liability insurance on behalf of the Landlord and Property Manager. Coverage is required in the amount of One Hundred Thousand Dollars ($100,000) for damage to both Landlord's and third parties' property, with the provisions covering at least the perils of fire, smoke, explosion, accidental water discharge and sewer backup.     "I grew up in what is now called Central Davis. (Born 1967, graduated Davis High 1985, graduated UCD 1989 and moved to Bay Area). It was an idealic childhood. I walked to Elementary school and biked to Intermediate, Junior High, and High School. We knew all our neighbors on the cul-de saq our house was on. Yes, where ever there were rentals to college students there were issues - parties, noise, messy houses - but if you get a house on a street with out college studends, it was/is an awesome community. My parents lived there until just this year. Same house - and had many of the same neighbor/friends for 40+ years."
