The gourmet kitchen is fully stocked with stove top, oven, microwave, refrigerator, dishwasher, cookware, and dining utensils. The livingroom has a pull-out queen size sleeper sofa, two chairs, serving tables, and a TV propped on a console.

Furnished option is $4500(including all utilities and monthly cleaning)
Unfurnished option is $3600 with tenants responsible for monthly wifi, water, sewer, gas and electricity bills. Deposit is same as rent payable when signing 1 year lease contract. Owner resides and manages on site and shares joint backyard. There is no detached garage assigned to this rental unit.

Application process as follows:
1. Apply through Zillow.com (maximum 4 adults signing the lease agreement AND residing in this rental need to submit applications at the same time)
2. Schedule appointment to view this house that permits no smoking, no subletting, and no crimes
3. Verify gross income (3 times the rent), employment (same for at least six months), rental history (min 2 years), criminal background and eviction records
4. Sign lease and pay security deposit $3600 or $4500 and pet deposit is $300 per small dog less than 30 pounds.
5. Provide Renter's insurance and pay first month's rent

Gentrification is on in a big way here with property values climbing quickly. It is a walkable urban, beachside neighborhood. I love downtown Oceanside, but I could get priced out soon, which is sad.
