Tenant Qualifications and Application Requirements (Arbor Hills)
Minimum Annual Income Requirements:
One-Bedroom Unit: Minimum annual income of $56,000.
Two-Bedroom Unit: Minimum annual income of $68,500.
Credit and Financial Requirements:
Credit score must be 675+.
Applicants and Co-Applicants must submit 1040 tax returns along with W-2's or 1099's for the past two years (must be documented income).
Unemployment is not considered documented income.
Must submit two consecutive current paystubs.
Co-signers are NOT acceptable for tenancy.
Employment verification must be completed and signed by the employer.
All income verification must be notarized/corporate seal on corporate letterhead.
The letter must include position, hourly rate, annual rate, and length of employment with the company.
If any employment requirements are not met, the potential tenant can be placed on a waiting list until all requirements are satisfied and approved by the Board.
Required Application Documents:
Notarized affidavit of occupancy.
Credit check and criminal background check for all applicants/co-applicants/residents 18 years and older.
Rent Assignment signed by Shareholder, Applicant, and Property Manager.
Non-US Citizen/Non-Resident/Out-of-State Requirements:
Non-US Citizen: Submit an alien registration card or documents issued by U.S. Citizenship and Immigration Service (USCIS) for proof of legal immigration status. Applicants must bring all original documents at the time of the interview.
Non-Resident Student: Requires a notarized entry document from school, along with an original visa.
Non-Resident and Out of State Resident: Must submit a notarized letter on company letterhead and a Promise of Employment to include Salary and Benefits for the upcoming year. In addition, two previous paystubs from a prior employer are required.
Emotional Support Animal/Service Animal Mandatory Requirements:
Current Vet Records with all vaccines up to date.
Emotional Support/Service Animal Registration Certificate with photo.
Medical Letter from treating physician.
Approval from Corporate Attorney.
After Board Approval:
You must schedule an appointment with the Property Manager to pick up your welcome package and attend orientation.
