1. Term of Lease

The lease term shall be for 18 months, commencing on March , 20, and terminating on September , 20.

2. Rent
The Tenant agrees to pay the Landlord $2,200.00 per month as rent.
Rent is due on or before the 1st day of each month and shall be paid using:

A late fee of $50.00 will be applied if rent is not received by the 15th day of the month.

3. Security Deposit
Tenant shall pay a security deposit of $2,000.00 to retain the property until the move-in date.
The security deposit will be held to cover damages beyond normal wear and tear or unpaid rent.
The deposit will be returned to the Tenant within 30 days after the lease ends, less any deductions, along with an itemized statement of any deductions.

4. Use of Premises
The property is to be used solely for residential purposes and may be occupied only by:

Tenant must maintain the property in a clean and habitable condition, including lawn care and minor upkeep.

7. Prohibited Activities

Tenant shall not:
Engage in any illegal activities on the property.
Make any significant alterations or improvements without written consent from the Landlord.
Smoke inside the property unless otherwise agreed upon in writing.

8. Pets

Pets are NOT allowed.
Pets are allowed with prior written consent and an additional deposit of $_______.

9. Move-In Condition
Tenant acknowledges receiving the property in clean and habitable condition.
An inspection checklist will be completed and signed by both parties upon move-in.

10. Termination of Lease

This Agreement shall be governed, construed, and interpreted in accordance with the laws of the State of South Carolina.
