General Lease Terms.
Minimum Term: 12 Months; the owner is open to a two-year lease to lock the rent.
Deposit: One Month of Deposit is required if credit scores are more significant than 700. They are collected at the time of lease signing.

Rent to Income Ratio: 30%

Utilities: Tenant is responsible for Electricity, gas, water, sewer and trash,

Landlord pays for Home Owner Association Fees which takes care of common areas and snow removal.

Small to Medium Dogs: $500 non-refundable deposit, additional $50/1 dog/month, or additional $75/2 dogs/month. Max 2 dogs. The tenant is responsible for shampooing and steam cleaning the carpet before vacating the house.

CATS: $750 non-refundable deposit, additional $75/1 cat/month, or additional $100/2 cats/month. Max 2 cats. The tenant is responsible for shampooing and steam cleaning the carpet before vacating the house.

In the event of any damage caused by the tenant, a fee of $300 copays will be incurred for repair or restoration. It is clarified that any issues arising from construction, materials, or malfunctioning appliances shall be the landlord's sole responsibility.

The security deposit shall be subject to forfeiture if the tenant elects to terminate the lease prematurely. The tenant shall also bear responsibility for the remaining duration of the lease until a suitable replacement tenant is secured. Termination of the lease necessitates mutual agreement between the landlord and the tenant to establish the terms and conditions for such termination.

The tenant is responsible for arranging professional cleaning and carpet shampooing for the house at their own expense after the lease term.

Owner pays for HOA fee. Renter pays for Electric, Gas, Water, Sewer and Trash.
