Liability & Occupancy
All tenants who sign this lease are jointly and individually responsible for rent, damages, and lease obligations regardless of who caused them or who remains in the unit.

No subletting or lease transfers without written consent from the landlord. Attempts to do so may result in immediate termination of the lease.

Property Maintenance Program
We take pride in maintaining our properties and ask that tenants do the same. Here's how we work together:

Inspection Schedule:

Formal inspection before move-in (landlord completes; tenant signs off)

2-month informal walk-through to assess condition and maintenance needs

6-month informal inspection (same criteria)

Annual formal inspection at each lease renewal

Tenant Responsibilities Interior:

Keep the property clean and sanitary using vacuums, brooms, and cleaners

Take out garbage weekly

Cover the cost of damage caused by neglect

Prevent pests report and treat infestations at your expense if they arise during your tenancy

Maintain smoke/carbon monoxide detectors and change furnace filters every 2 months

Get landlord approval for any new pets (written agreement required)

Never flush wipes this includes all brands and types

Notify landlord of any phone number or household changes

Tenant Responsibilities Exterior:

Lawn and weeds must be kept under 6". Failure to do so may result in a mowing fee ($75 $150)

Trim shrubs/small trees to keep them off the house

Store only approved items in the front yard (flowers, outdoor furniture, etc.)

Keep all outdoor areas clean and free of clutter/non-working vehicles

Rake and dispose of leaves

Report and cover damage from tenant neglect

Broken windows must be repaired or paid for

Report urgent issues like roof leaks or frozen pipes immediately

Tenant Tips (Recommended)
Clean kitchen and bathroom regularly to prevent odors and illness

Wash bedding often; vacuum and sweep weekly

Place rugs at entryways

Take out trash weekly

Mow and maintain yard weekly during growing season for curb appeal

Basement Use
Basements may have moisture; use them at your own risk. Store items off the ground and place appliances like washers/dryers on pallets or blocks. Landlord is not responsible for damage to items stored in the basement.

Pet Policy
No animals allowed without written approval in a separate Pet Addendum. If unauthorized pets are found:

$50/day per pet fee

Landlord may remove pets with 24-hour written notice

Tenant covers all damage or cleaning costs

$250 non-refundable pet deposit

$25/month per pet rent

Pet insurance required for certain breeds (e.g., Pit Bulls, Rottweilers, Dobermans, Huskies, etc.)

    "Once upon a time ago I relocated to Centralia, IL back when industry was still arriving and while times have changed and there are more empty warehouse properties then operating the bones of this town are still in tact and the town itself still has value. For those who still live there and have known better times it is important for us to all dig deep and remind yourselves that positivity breeds positivity. All towns have less industry, all towns have homes that are foreclosing. Not all towns have beautiful outdoor spaces like Foundation Park, not all small towns have a lucrative balloon fest every third week of August, not all small towns have a highly decorated high school marching band and a basketball team to be proud of. There are multiple opportunities for families with teenagers to move here and be awarded scholarships for better lives through hard work. Centralia has an entire industrial park move in ready for industry just as soon as the better part of America wraps their educated minds around investing into America is a smarter choice. Centralia should be very proud of their annual Halloween Parade rich in tradition. There are a lot of negative words to use about any place in the united states but if you have liked anything about where you live or lived then you should encourage others to find plenty to enjoy about this town as well. I no longer live in Centralia however, the town I live in now also has crime also has empty buildings and does not have the small town appeal that Centralia holds. Remind yourselves you are centrally located to St Louis just under an hour from tremendous cultural opportunities, three hours from Indianapolis. This town holds enough positive to be considered a choice if you needed to live in the vicinity of Centralia, IL."
