Lease term is 12 months. Renter is responsible for renter's insurance. Owner pays sewer and trash bill, and renter will pay other utilities (gas, electricity and water). Renter will be responsible for yard maintenance.

Owners will do maintenance for major appliances such as HVAC, A/C unit, and water tank. Renter will report any major damage.

This is a smoke free house. 2 small pets are allowed. (NO PITBULL DOG BREEDS OR ANYTHING OF THAT CATEGORY) Renter is welcomed to bring their own appliances. Welcomed to paint to suit your own style. Temporary fixtures are allowed.

There is a 5 day grace period after rent due date. Late fee of $75 will be applied on the 6th day, and $5 a day until rent is paid. Rent can be paid with money order, cash or online payment.
