Smoking inside our property is strictly forbidden. Smoking can cause damage to the property and pose a risk to other guests who may have allergies or respiratory issues. Additionally, if smoking does occur inside the property, an extra cleaning fee will be charged to cover the cost of removing any smoke residue and odors.

We have a secure garage parking for 2 cars and an additional spot in the driveway for another car. Total 3 cars parking and 1 additional street (visitor parking).

We appreciate your understanding and cooperation in maintaining a healthy and safe environment for all of our guests.

Landlord; c) applies to personal injury, property damage, or wrongful death which I and the Pool Area Users may suffer, even if caused by the negligent acts or omissions of others; d) is an affirmative representation that I am assuming full responsibility for any and all risk of death or or personal injury or property damage suffered by me and the Pool Users while utilizing the pool; and e) is binding on me, my spouse, my heirs, my personal representatives, my assigns, my children and any Guardian ad litem for said children. I. ACKNOWLEDGEMENT I acknowledge that by using the pool I have read this Waiver & Release and that I understand the words and language in it. I further understand that this waiver & Release is intended to be broad and inclusive and Governed by the laws of the state of California, and i agree that if any portion is held invalid, the remainder of the Waiver & Release will continue in full legal force and effect. Tenant Selection Criteria:

-Good rental history: no evictions in the last 10 years, history of damage, or an outstanding balance due to a landlord.
-Verifiable income: minimum of 3x the monthly rent in gross monthly income.
-Roommate's monthly income must be able to qualify individually at 3x the rent.
-Criminal Background Checks: per the standards of the owner
-Credit History: must be able to verify on-time bill payments and lack of collections or credit write-offs. Applicant may be denied due to poor credit history
-Pets: all pets must be current on vaccinations and rabies shots
$500 Pet deposit required per pet
$50 Pet rent required per pet
-Landlord will select the best qualified applicant
