Income and Employment -- combined income of all applicants must be equal to or greater than 2x monthly rent. Co-signers will be considered if applicants don't meet this requirement (e.g. college students with verification of enrollment). Minimum one-year employment history in your current field. Self-employed applicants must have two years of self-employment history as verified by their federal income tax filings.

Previous and/or current rental history -- no applicant having an eviction or owing a landlord money will be considered.

Criminal Background -- Applicants with convictions for the following will be rejected: any Washington State Class A or B felony, any crime of domestic violence, any crime involving theft or fraud (including identity theft and forgery), any crime of malicious mischief, any sexual offense or crime with a finding of sexual motivation, or any conviction for a crime substantially similar to these listed offenses.

Credit -- Each applicant must have a minimum credit score of 650. No applicant having an open chapter 7 bankruptcy will be considered. Co-signers will be considered for applicants with open chapter 13 bankruptcies, judgments, liens, or numerous non-medical collections. Medical collections may be overlooked.
