Utilities: Tenant is responsible for all utilities.

Smoking Policy: Smoking of any kind including cigarettes, cigars, vaping devices, e-cigarettes, marijuana, or any other substance is strictly prohibited inside the home or within 15 feet of any door. If the Landlord or any representative of the Landlord, including but not limited to cleaners, maintenance personnel, or property managers, observes the presence of smoke odor in the home, this will be considered conclusive evidence of a violation. Any such violation will result in forfeiture of the full security deposit, a $500 fine, and possible immediate termination of the lease, in addition to any costs associated with odor removal and remediation.

Pet Policy:

Pets allowed only with Landlord approval.

Non-refundable pet fee: $250 per pet.

Pet rent: $30 per pet, per month.

Renter's Insurance: Tenant must maintain renter's insurance with a minimum of $100,000 liability coverage and provide proof before move-in.
