Apartment No. 1 is "The Jewel" of this small apartment building which was originally a family estate built in 1891 and was converted into seven elegant, spacious, one bedroom, one bath, apartments back in the 1920s. The street, Grace Terrace, was once the estate's driveway that wound up the hill to the mansion. Gardens and mature trees abound on this three-quarter-acre property, including the second-largest Moreton Bay Fig tree in the country.

Each apartment is separately metered (tenant pays their own gas, electricity, and cable bills), and every unit has its own exterior entrance on different sides and floors of the building, in other words, there's no front lobby or hallway. Each apartment has a large balcony looking out onto the surrounding gardens rather than at another tenant's balcony or apartment, so a nice kind of privacy is offered here, yet it won't be long before you run into the other tenants in the garden areas, and they're all especially lovely, generous, and fun people. The neighbors on the street are great as well and it's a nice dog-walking neighborhood.

We are private owners and have owned our building for 32 years (we don't live on the property), and we've recently completed a 2-year rehab of the entire building, including all new plumbing (drain and supply lines), electrical sub panels, HVAC, roof, paint, water heaters, a whole-house water filter, new appliances, refinished hardwood floors, and much more.

Apartment No. 1 is located on the first floor with a big covered porch (see main photo). It is a truly unique one-bedroom, one-bath, 1,478 s.f., apartment which has been upgraded with a new kitchen and new bathroom in keeping with the vintage charm and architectural details of the building. We've also installed a full-size in-unit washer & dryer, new central heating/air conditioning, and new high-end finishes and appliances.

A large verandah and 131-year-old double front doors make a grand entrance to this apartment. The architect of the building, Frederick Roehrig, designed several historic buildings in Pasadena and never used the same design twice for his signature fireplaces. Though no longer wood-burning, all three fireplaces in Apartment No. 1 are true to his promise in their unique designs; one in the "Main Salon", now Apt. 1s living room; one in the gilded "Music Room", now Apt. 1s bedroom; and one in the "Library", now Apt. 1s Great-Room-style kitchen/dining/family room. Ten-foot high ceilings, huge wood pocket doors, extensive hand-carved woodwork, and original decorative brass hardware throughout. At one end of the bedroom, a raised floor is where musicians once entertained our city's founders and other historic figures, under a hand-painted ceiling and backed by a tryptic of stained glass windows that open up to let the fragrance of Wisteria and Jasmine vines drift in from the trellis just outside the bedroom. The colors in the stained glass catch fire when the sun sets behind them in the evening.

A tastefully remodeled kitchen, in keeping with the style of the "Library" room it occupies, has over 17' of Carrera marble countertops flanked by eight double-hung, counter-to-ceiling, windows that make this semi-circular room very bright and airy. It features an extra prep/bar sink, high-end Newport Brass sink fixtures (unlacquered solid brass will gain patina in keeping with the vintage interior), and all new appliances including an ultra-quiet Bosch dishwasher with a matching cabinet face, a Samsung French door refrigerator with filtered ice & water dispenser, and a trash drawer under both sinks. The highlight of this kitchen is a new, traditionally styled, "iLVE" brand range/oven, shipped from Italy with brass trim and vintage style scroll feet, five burners, and iLVE cooking accessories.

The property crowns a small hilltop in a desirable, quiet, southwest Pasadena residential neighborhood, just a 15-minute drive to Downtown Los Angeles (off rush hour). The "L Line" (a.k.a. Gold Line) is about a 4-minute car or bike ride to the Pasadena Fillmore Station or the South Pasadena Station at Mission Street. South Pasadena's station is conveniently adjacent to a popular weekly Farmer's Market. A new EV Charging Depot with 26 charging stations (and room to expand) is just a three-minute walk from the property (we're exploring how to provide on-site EV charging in the future).

There's free on-site parking for one car per occupant. There are also two spaces available for rent in a 3-car detached garage (may offer EV charging for these spaces in the future). Cars 16' feet in length will fit with the garage door closed; longer cars would use it with the garage door open as a carport. These spaces can be rented for storage as well.

For ambiance, the apartment has dimmable lighting throughout, including three original 1891 chandeliers. Specially ordered, low (2200) kelvin LED bulbs, provide true incandescent warm light while reducing your electricity bill. So-called "warm" LED bulbs available in stores are 2700 kelvin, which, despite their labels, are not "incandescent" warm. (Tenant may use other types of bulbs if preferred.)

Minimum one-year lease. The security deposit is $4,900. Dogs and cats are accepted on a case-by-case basis, depending on breed. Pet deposit of $750.

We pay for water, weekly garden maintenance, and trash pick-up. Tenant pays for their own cable, gas, and electric bills (apartment is separately metered), as well as special trash pick ups (only if needed for especially excessive refuse created by tenant's move-in or move-out that might exceed the bin's capacity before regular pick-up days).

Free on-site parking available for one car per occupant. There are also two garage spaces available for rent at $150 each for use as parking and/or storage.

The apartment is still occupied so we need to give the tenant a day notice that we'll be coming to show the apartment. Once a rental application is approved, the security deposit will be collected to hold the apartment until a lease is signed. Minimum one-year lease. First month's rent due at commencement of lease term.
