Rent not received by the fifth day of the month shall incur a late fee of $100 + $20 per additional day
Continued late payment may result in termination of the lease.
4. Utilities:
Tenant is responsible for all utilities, including but not limited to electricity, water, gas, and trash collection.
5. Maintenance and Repairs:
Tenant shall maintain the premises in good, clean, and sanitary condition.
Tenant shall promptly notify Landlord of any maintenance or repair issues.
Tenant is responsible for minor repairs costing less than $100. Landlord is responsible for major repairs unless caused by Tenant's negligence.
6. Occupancy:
The premises shall be occupied by no more than 5 people
No additional occupants are allowed without the Landlord's written consent.
7. Pets:
No pets allowed
8. Subletting:
Subletting the premises or any part thereof is prohibited without prior written consent from the Landlord.
9. Termination:
Either party may terminate this lease with 30 days written notice prior to the end of the lease term.
Early termination by Tenant will require forfeiture of the security deposit.
10. Entry by Landlord:
Landlord may enter the premises with 24 hours' notice for inspections, repairs, or showings. In emergencies, no prior notice is required.
11. Governing Law:
This lease shall be governed by and construed in accordance with the laws of the State of Arkansas.
