Lease, Payments, and Deposit: Tenancy is finalized with a signed lease. To secure a unit, the first month's rent, cleaning fee, and security deposit are due upfront. Security deposits equal one month's rent (capped at $8,000) and are refundable following a satisfactory move-out inspection.

Utilities and Supplies: Monthly rent includes utilities, pest control, and sewage, with a $100 per bedroom monthly utility allowance. Tenants are responsible for any overages. A starter supply of essentials, such as toilet paper, paper towels, and dish soap, is provided at move-in; ongoing replenishment is the tenant's responsibility.

Pets: Pet-friendly homes allow up to two dogs with a $500 non-refundable fee per dog. Other pets may be considered on a case-by-case basis. In non-pet homes, pets may be allowed with prior approval. Tenants are responsible for cleaning up after pets and for any damages caused.

Deposit
A refundable security deposit equal to one month's rent is required, with a maximum cap of $8,000. This deposit is held to cover any potential damages, excessive cleaning, or unpaid balances and will be returned following a satisfactory move-out inspection and settlement of all charges.
Utilities
Monthly rent includes all utilities, pest control, and sewage services. A utility allowance of up to $100 per bedroom per month is provided (e.g., $200 for a two-bedroom unit). Any overage beyond the monthly cap will be the responsibility of the tenant.

Supplies
A starter supply of essential items such as toilet paper, paper towels, dish soap, and similar household necessities is provided at move-in for your convenience. Ongoing replenishment of these items is the tenant's responsibility for the duration of the lease.

Pet Policy
Pet-friendly homes allow up to two dogs, with a non-refundable pet fee of $500 per dog. Other types of pets may be considered on a case-by-case basis.
