There are two tenants upstairs with two cats.

LEASE TERMS:
6 mos term with option to renew.
$200 flat fee for utilities (including basic internet)
Does not include garage or driveway access and there is plenty of parking on the street.
No pets.

APPLICATION SCREENING CRITERIA:
- Gross income = 2.5x rental amount
(If self employed, 4 months bank statements required to support income)
- Credit Score 640
- 3 yr rental/homeownership history
- 3 yr work history
- No felonies or evictions
EXCEPTIONS CASE BY CASE

Fees associated with your application:
- $40 non-refundable application fee per occupant over 18 years old. Includes credit, background, and eviction check. (Married couples must complete separate applications.)

- $35 non-refundable pet screening profile
Generally, this is required after your application has been approved but may change depending on individual circumstances. Profile not required for Service Animals, however, it is required to validate ESA's and the fee is waived. If no pets, a "no pet" profile is required.

Rent/Fees associated with your lease:
- Security deposit equal to one month's rent + $100 due upon lease signing.
- Lease initiation fee of $295 due with security deposit.
- Additional deposit may be required depending on the strength of your application and if any exceptions to the rental criteria are needed. Applicable case by case.
- Rent as shown in this publication is due the 1st of each month.
- Residents Benefit Package (RBP) is required and paid monthly as "additional rent". You'll receive all the below benefits and more for only $49.95/mo.

Commutes out of town can take a long time, but they are near completion on many new roads and improvements for travel. Overall though you can’t find a more friendly city with MANY free activities and a wonderful sense of community."
