PROPOSED RENTAL TERMS

Premises
Private, unfurnished upper-level portion of a shared residential property in Millcreek, Utah. Approximately 1,300 square feet with three bedrooms, two bathrooms, a private entrance, separate laundry, separate furnace, central air conditioning, and included appliances.

Lease Term
Fixed 12-month lease beginning September 1, 2026, and ending August 31, 2027.

Early Occupancy
Approved tenants may take possession beginning August 1, 2026. Base rent is waived from August 1 through August 31, 2026. All other lease provisions including the security deposit, utility charge, property rules, insurance requirements, and responsibility for damage take effect upon possession.

Monthly Charges
- Base rent: $2,500
- Flat utility charge: $200
- Total monthly payment: $2,700
- Fiber internet is included.
- The landlord pays the remaining property utility accounts.
- Monthly payment is due on the first day of each month.

Move-In Funds
- First month's base rent: $2,500
- Refundable security deposit: $2,600
- Total required before possession: $5,100
- The $200 utility charge for August is due before possession unless otherwise agreed in writing.
The security deposit may be applied as permitted by the lease and applicable law, including unpaid rent or charges, cleaning, and damage beyond ordinary wear and tear. It may not be used as the final month's rent without the landlord's written approval.

Occupancy
Maximum occupancy is four residents. Every adult resident must complete the application process, receive approval, and sign the lease. No additional resident may move into the premises without prior written approval.

Application and Screening
- Application fee: $25 per adult applicant for credit and background screening
- Target combined gross income: approximately 2.5 3 times the monthly base rent
- Approval is subject to consistent rental, income, credit, background, and reference criteria and all applicable fair-housing requirements.

Property Arrangement
The tenant has exclusive use of the entire upper-level residence. The landlord retains and occasionally occupies the separate basement residence, generally a few times per week, and may have a friendly dog present. The residences have separate entrances, laundry facilities, and furnaces.

The yard and garden are shared between the tenant and landlord. The landlord is responsible for routine yard and garden care. Tenants may enjoy available garden produce with reasonable consideration for the shared space.

- One additional designated parking space in front of the house
- Parking is limited to registered, operable vehicles associated with approved occupants unless the landlord gives written permission.

Pets
No pets are permitted without the landlord's prior written approval. Any approval is case-by-case and must be documented in a signed pet addendum before the animal is brought onto the property. Legally protected assistance animals are handled separately in accordance with applicable law.

Smoking
Smoking and vaping are prohibited inside the residence and throughout the property, including the garage, porch, yard, and shared areas.

Use of Premises
The premises may be used only as a private residence by the approved occupants. No short-term rental, subletting, assignment, or commercial use is permitted without the landlord's prior written consent.

Shared-Space Conduct
The tenant and landlord will use the shared yard and garden reasonably and respectfully. Neither party may obstruct the other residence's entrance, parking spaces, walkways, or access. Residents and guests must avoid unreasonable noise or conduct that interferes with the peaceful use of either residence.

Additional Terms
The complete lease will address maintenance and repair reporting, guests, renter's insurance, keys and access, entry by the landlord, alterations, prohibited conduct, default, early termination, move-in condition documentation, deposit deductions, and all notices required by Utah law.
