Availability: 12-month standard lease term.

Move-In Requirements: First month's rent ($2,600) and a refundable Security Deposit equal to two months' rent ($5,200) due at lease signing.

Utilities: Tenant is responsible for all utility services, including electricity (Dominion Energy), natural gas (Richmond Gas Works), and water/sewer/trash (Henrico County). All accounts must be transferred to the tenant's name prior to occupancy.

Pet Policy: Maximum of two (2) dogs (under 25 lbs each). Pet Deposit: $350 (one-time, non-refundable). Pet Rent: $50 per month, per pet.

Smoking Policy: This is a strictly smoke-free and vape-free property, including all interior spaces, the garage, and porches.

Property Care: Tenant is responsible for routine yard maintenance. Routine yard maintenance (mowing, leaf removal), gutter cleaning, and quarterly HVAC filter changes (filters provided by landlord). Professional carpet cleaning with enzymatic treatment (receipt required) is mandatory upon move-out to ensure the removal of all pet dander and odors.
