II. LEASE TERM AND RENT

Accrued interest, less a 5% administrative fee, will be paid to the Tenant annually or at the termination of the tenancy.

Maintaining cleanliness of the unit.
Promptly reporting leaks, running toilets, or other plumbing issues.
Maintaining cleanliness of appliances.
Proper disposal of trash and recycling.
Pest control for common household pests (e.g., ants, roaches) unless a larger infestation is determined to be structural.
Landlord Responsibilities: Landlord shall be responsible for major structural repairs, plumbing, electrical, heating, and appliance repairs, except when such repairs are necessitated by the Tenant's negligence or misuse.
Reporting Repairs: Tenant must notify Landlord in writing (via email preferred) of any needed repairs. Landlord will endeavor to respond to repair requests within [Number] business days, and emergency repairs (e.g., major leaks, no heat in winter) as soon as reasonably possible.
