A short walk from the city's waterfront and restaurants. Also located across the street from the new Fall River Train station for easy commuting to Boston along the purple line. This location is also less than five minutes away from two major highway on ramps (route 24 and 195).

Utilities (heat, hot water, sewer, basic cable, trash removal) included. Electric and internet are the responsibility of the renter. Two reserved parking spots in front of the building which are viewable from the bedroom window.

HOA amenities include an intercom system, coin-operated laundry rooms, elevators and public sitting areas both inside and outside.
This condo offers 2 bedrooms, a large living room/dining room and galley kitchen. Newly renovated with fresh paint, laminate flooring, all new appliances, including in wall air conditioners. Tons of closet space!

A security deposit, as well as first and last month's rent is required. As part of the HOA requirements, a bed bug inspection from an exterminator is needed. No smoking and no pets.

II. LEASE TERM AND RENT
Lease Term: This Lease shall begin on _____________, 20__, and end on _____________, 20__. This is a fixed-term lease.
Rent Amount: The monthly rent shall be [Amount in words] Dollars ($[Amount in numbers].00).
Rent Due Date: Rent is due and payable in advance on the 1st day of each calendar month.

III. SECURITY DEPOSIT

Permitted Uses: The security deposit may be used by the Landlord to cover: (a) unpaid rent; (b) damages to the Premises beyond normal wear and tear; (c) cleaning costs necessary to restore the Premises to their condition at the commencement of the tenancy, less reasonable wear and tear; and (d) any other breach of the Lease by the Tenant causing financial loss to the Landlord.
Return of Deposit: The security deposit will be returned to the Tenant, less any lawful deductions, within thirty (30) days after the termination of the tenancy and delivery of possession of the Premises to the Landlord, in accordance with M.G.L. c. 186, 15B. An itemized statement of any deductions will be provided. The security deposit will be held in a separate, interest-bearing account in a Massachusetts bank, and the Tenant will be provided with the bank name and account number. Accrued interest, less a 5% administrative fee, will be paid to the Tenant annually or at the termination of the tenancy.

V. MAINTENANCE AND REPAIRS
Tenant Responsibilities: Tenant shall maintain the Premises in a clean, sanitary, and good condition and shall promptly notify the Landlord of any necessary repairs. Tenant is responsible for minor maintenance, including but not limited to:
Replacing light bulbs.
Maintaining cleanliness of the unit.
Promptly reporting leaks, running toilets, or other plumbing issues.
Maintaining cleanliness of appliances.
Proper disposal of trash and recycling.
Pest control for common household pests (e.g., ants, roaches) unless a larger infestation is determined to be structural.
Landlord Responsibilities: Landlord shall be responsible for major structural repairs, plumbing, electrical, heating, and appliance repairs, except when such repairs are necessitated by the Tenant's negligence or misuse.
Reporting Repairs: Tenant must notify Landlord in writing (via email preferred) of any needed repairs. Landlord will endeavor to respond to repair requests within [Number] business days, and emergency repairs (e.g., major leaks, no heat in winter) as soon as reasonably possible.
Emergency Repairs: In case of a true emergency requiring immediate attention (e.g., burst pipe, electrical fire), Tenant shall contact Landlord immediately at [Landlord Emergency Phone Number]. If Landlord is unreachable, Tenant may take reasonable steps to mitigate damage and contact appropriate emergency services.
