LAWN CARE & LANDSCAPING
Tenant is responsible for maintaining the lawn, landscaping, and yard in a clean and well-maintained condition.
This includes regular mowing, edging, weeding, trimming, and general yard upkeep.
PROPERTY CARE & MAINTENANCE
Tenant is responsible for maintaining the home in a clean, sanitary, and reasonably good condition.
Tenant is responsible for any damage to the property caused by the Tenant, household members, guests, or invitees, beyond normal wear and tear.
Tenant must promptly notify the Landlord of any maintenance issues, leaks, damage, or conditions requiring attention.
Tenant may not make alterations, repairs, or improvements to the property without prior written approval from the Landlord.
PET POLICY
Pets are permitted only with prior written approval from the Landlord.
All approved pets must comply with applicable local laws and property requirements.
Tenant is responsible for any damage caused by pets and for keeping the property and yard clean and sanitary.
SMOKING & VAPING
Smoking and vaping are not permitted inside the home.
Smoking or vaping must not cause damage, excessive odors, or disturbances to the property or neighboring occupants.
Tenant is responsible for any damage or additional cleaning resulting from smoking or vaping.
PARKING
Tenant and guests must use designated parking areas.
Parking on the lawn or landscaping is prohibited.
Vehicles may not block driveways, entrances, walkways, or access needed by emergency personnel.
Any additional vehicles, trailers, or recreational vehicles must receive prior approval from the Landlord.
HOUSE RULES & CONDUCT
Tenant, household members, and guests must comply with all terms of the lease, applicable laws, and reasonable property rules.
Tenant and guests must conduct themselves in a manner that does not disturb, threaten, harass, or interfere with the peaceful enjoyment of the property or neighboring residents.
Physical violence, fighting, threats of violence, intimidation, harassment, or other dangerous conduct involving another tenant, guest, neighbor, Landlord, or property representative is strictly prohibited.
Illegal activity on or associated with the property is prohibited.
Property damage, repeated disturbances, or material violations of the lease may result in termination of the tenancy and/or legal action as permitted by applicable law.
PROPERTY DAMAGE
Tenant is responsible for the cost of repairing damage caused by the Tenant, household members, guests, or invitees, except for ordinary wear and tear.
This includes, but is not limited to:
Broken doors or locks
Damaged walls, flooring, windows, or fixtures
Damage to appliances or furnishings
Damage caused by unauthorized alterations
Damage caused by pets or guests
Any repair costs that are the Tenant's responsibility may be charged to the Tenant as permitted by the lease and applicable law.
