Terms:
One year lease.
Rent includes monthly lawn care and utilities for ONE resident (water, sewer, garbage, electricity, basic shared internet). Additional residents add $125/month each for utilities. ($45 for each child 12 and under).

Qualified dog fee: One small non-barking, potty trained dog, is welcome with a $390 pet deposit which may be paid over time, and $75 pet-rent, plus you clean carpet upon move-out, repair and/or reimburse for damage such as dug holes, chewed walls, etc.
No cats. Sorry felines!

I have a 25lb friendly dog, Harley. The two must meet prior to signing, and get along.
The yard is fenced, yet some small dogs may fit through spaces.

To reserve: First, last & deposit to move in. Lease is 12 months. If qualified, last month's rent may be spread out.
No smoking on premises. Utilities included for one tenant, see above for additional resident.
Screening includes references, credit, background check, employment or other income verification (for cosigners also).
Credit score of 680 and above, or cosigner with 700 or above. Household income of at least 3x rent.
Please note that not all rental laws apply to those sharing a home with the owner. For instance, we share an electric panel. If a breaker is thrown, access to your unit is possible without waiting the usual 24 hours for permission, but will reach out first!
