UTILITIES: Very low utilities due to artificial turf and solar. Tenant is responsible for all utilities, gas, electric, phone, cable, internet, water, sewer and trash. Landlord will provide weekly pool service to care for the pool and hot tub. Landlord will pay for the $199 per month Home Owners Association Fee.

Tenant must be willing to maintain the yard in a satisfactory condition which will require the automatic sprinkler systems to run twice every day.

The security deposit is equal to one month's rent.
