Initial Terms:
- Offered at $3350 per Month with a 1 year Lease Term.
- A signed lease agreement and Holding Fee of $3350 will be due within 48 hrs of application approval. The Holding Fee will convert to the security deposit upon lease start date.
- The first month's rent of $3350, in full, is due prior to the lease start date and before move in, along with proof of utility transfers and renter's insurance certificate.
- The Holding Fee and First Month's rent must be paid by cashier's check.
- If the lease term begins after the 1st of the month, The second month's rent will be prorated accordingly and due on the 1st of the second month.
- A Renter's Insurance Policy will be required on behalf of all the tenant(s) residing in the home with a minimum liability coverage of $100,000 and the landlord listed as an "Interested Party" for the duration of the lease term.
- Tenant(s) pays all utilities: Gas & Electric, Water, Trash, and any personal tenant services such as internet/cable/phone. (Please call your Internet or TV providers ahead of time to make sure they can and will serve this address if interested)
- Landscaping maintenance is the responsibility of the tenant(s), including but not limited to weed abatement, grass cutting, and proper irrigation of property.
- Please note any plumbing stoppages or clogs will be the tenant's responsibility during the lease.
- Non-smoking property.
- Pets are negotiable and must be covered under tenant(s) renter's insurance liability policy. Breed restrictions may apply. An additional pet security deposit of $500 will be due before move in, if pet is approved.

Application Requirements:
- All occupants who will be residing in the home either full or part-time must be listed on the lease. Occupancy is limited to 7 people.
- Each person 18 years of age or older must submit a separate application which includes a credit and background check.
- The application fee is $40 paid directly to screening company.
- Applicants must have current photo identification and a verifiable social security number.
- Credit Score of 650 or higher.
- No unpaid rental collection/judgment and/or verified unpaid evictions.
- No Bankruptcies or Foreclosures in the last 7 years.
- Monthly Gross Income Requirement is 3x Rent ($10,050 Monthly household Income).
- Income Verification. All income must be verifiable.
*Most recent 2 years W-2 statements, last 3 months of employment paycheck
statements, and last 3 months bank statements with deposits matching paycheck
dates OR 2 years tax returns and last 6 months bank statements.
*Proof of Additional Income: Documentation for any additional income, if
applicable.
- Current Employment Verification.
- Rental History Verification (at least 5 years). Applicants must receive positive references from all previous landlords from the previous 5 years or have verifiable home ownership.
- Applicants must be non-smokers.

- Each person 18 years or older must meet or exceed the minimum application standards for qualification. If any roommate does not meet approval criteria, all roommates can be denied. Applications containing false information will be disqualified.
