About this House

Freshly painted townhouse style duplex, in a quiet neighborhood close to shopping and entertainment.

Renter is responsible for electric, water, sewer and garbage. No smoking is allowed in the unit. Up to two pets total allowed.

We require prospective tenants to complete and application at the cost of $48.95 per person 18 and older that would be living there. A comprehensive reusable tenant screening report will not be accepted for the purposes of evaluating an applicant(s) history.

First month's rent, security deposit and a $225.00 document fee are due at the time of move in, deposit is equal to the rent*. We prorate the second month's rent if you should take possession after the first of the month.

GENERAL CRITERIA FOR ACCEPTANCE AS TENANT(S):

1. Rental History: Your current and or prior landlords will be contacted to check your payment history, balance owing, care of property and any contract violations.

2. Income: It is require that prospective tenants earn at lease 3 times the amount of monthly rent. (For applicants through Section 8 and similar housing they must earn 2 times the rent). This can be combined income between two adults and is income before any deductions. We will require your most current pay statement and /or other written certification of income with your application.

3. Public Records: We will evaluate court records for charges, convictions, warrants, judgments, and evictions.

4. Credit History: We will review your credit balance, collections, and overall history of paying debt.

If a co-signer is needed/wanted they will also need to complete an application, provide documentation of earning a minimum of four times the amount of rent plus own a home in Snohomish County and pre-approved surrounding areas.

THERE IS NO GUARANTEE THAT WE CAN RENT TO YOU UNTIL YOUR APPLICATIONS ARE PROCESSED AND COMPLETED BY THE SCREENING COMPANY.

*If an additional deposit amount is require for approval, the initial deposit is due at move in, three consecutive months of payments can be made on the balance.

The hill is too steep to climb or descend in the snow but every year there are a few accidents before the police block it off. The police have also done neighborhood searches at least once every 2 years. I’ve seen 2 drivebys, two cars rolled over, a kids foot ran over, 2 break ins"
