This cozy cabin is ideal for an individual or a two-person household. Situated on a quiet 0.6 acre riverfront property (South Saint Vrain River), it offers a peaceful setting with the occasional wildlife passing through (turkey and moose). Also includes seasonal recreation down on the sandstone slab riverside patio. Close access to Rocky Mountain National Park, Allenspark, and Lyons.

The space:
This is a two room, open concept cabin with a loft off the main sleeping area that sleeps 2 people. There is one queen bed on the main floor, and one twin and one double bed in the loft. All mattresses are relatively new. 3/4 bath off of bedroom.

Tenant access:
Tenant(s) have access to the entire private cabin, including two separate private entrances. High-speed Internet service (Centurylink) is included. Electricity (Xcel Energy) is tenant's expense. Trash and recycling services are tenant's responsibility (nearby drop-offs at Allenspark and Lyons). Nearby laundry is available at Ferncliff or Lyons. All property details and expectations will be reviewed in-person prior to occupancy.

 Vinyl Record player
 Large LG Flatscreen TV with APPLE TV for Streaming channels (Internet provided but channels are tenant's expense).
 There are 2 little neighborhood libraries, one downstream at the bridge and the second one upriver from the cabin about .5 mile.
 Back-up generator (Jackery brand)
 Electric Wall mounted and baseboard heaters and electric ceiling heater in bathroom
 ~150 Sq Ft unfinished basement for additional storage
Propane gas grill (down in storage shed on riverside patio)
 Propane gas fire pit (on riverside patio)
 Dining table and chairs on riverside patio
 Spacious comfy double hammock

Furnished rental. Ideal 12-month lease (no less than 60-days). Landlord pays internet. Tenant pays electric. 1 Small dog allowed with pet deposit and pet rent. No smoking. Deposit equal to 1 month's rent to be paid at the time of signed lease. 1st month's rent can be pro-rated and paid upon check-in.

    "I live in this area and it is sometimes shocking how beautiful and serene it is. Surrounded by national forests and trails, you can find stunning rock outcroppings, smooth rock rivers and fields of wild flowers. The community is respectful of privacy but extremely helpful if needed-- as witnessed in the floods. Lyons is a close 10 miles away with a vibrant art and music community and delicious restaurants. Estes park is about 15 minutes away, which is where Rocky Mountain National Park is. There is a ton of wildlife too. Definitely a slice of heaven. "

    "Ride 20 or more miles of amazing singletrack and then hit Oskar Blues for great food and beer (and maybe a show). Or just hang by the river and read a book while tubers float by. Plenty to do in Lyons, lots of friendly folks, and a mellow atmosphere make it a great place to live. "
