About this House

2 bedroom, 1 bath apartment in Monroe. Includes refrigerator, electric stove/oven, electric water heater and central air/heat. Washer and dryer connections in kitchen area. Owner pays for lawn care. Tenant responsible for electricity, water and trash. No pets. No smoking. No Section 8. $900/month with $900 deposit with a 1 year lease. Renters insurance and liability policy is required with a minimum coverage amount of $100,000. This can be paid monthly through landlord when lease is signed in the amount of $20/month or a third party policy can be purchased and provided to landlord prior to move in. Property cannot be held without the deposit. Deposit will hold a property for up to 2 weeks then rent must start. Deposit can be paid in person with a money order or electronically via Venmo, Zelle or CashApp. If application is not approved, deposit is refundable. Tenant(s) must pass a background check. Approval is not based on credit score. Net income (amount you bring home/deposit) must be at least 3 times the rent amount. $40 per adult app fee that covers background check (non-refundable). Anyone 18 years or older that will be living at the property, is required to complete their own application and background check regardless if they will be on the lease or not.     "I've lived on the outskirts of the Garden District for nearly 3 years. I lived here for a while about 15 years ago as well. The years in between, I spent wishing I still lived here. In this largely rural area, many of the roads were not built to handle the current increased level of traffic, particularly during so-called "rush hour" times, so moving 10 minutes away from the city center might mean adding a 30+min (one way) commute to your day. From the Garden District, I can reach almost destination around the city in about 5-10 minutes. The interstate. The mall. The college. Downtown. Even across the river to West Monroe. "
