Yard Maintenance:
The renter is responsible for maintaining the yard in a neat and presentable condition. This includes regular mowing, edging, watering, and general upkeep of both the front and backyard. Any dead patches, excessive weeds, or damage caused by neglect may be repaired at the renter's expense. The landlord will handle any major tree trimming or structural landscaping needs.

Modifications and Alterations:
Any modifications to the property must be approved in writing by the landlord prior to any work being done. This includes, but is not limited to:
-Painting walls or cabinetry
-Changing or installing light fixtures, ceiling fans, or hardware
-Mounting large items (such as TVs or shelves) that may cause wall damage
-Installing security systems, smart locks, or cameras
-Making any landscaping changes or adding outdoor structures (e.g., garden beds, patio furniture anchored to the ground, etc.)

Any unapproved modifications may be required to be restored to the original condition at the renter's expense.

Lease Term and Renewal:
The standard lease term for this property is 12 months. Rent and all lease terms will remain fixed for the duration of the lease.

A 6-month lease option may be available at the landlord's discretion and will be subject to a higher monthly rental rate due to the shorter commitment period.

At the end of the initial lease term, the agreement may be renewed or extended upon mutual agreement between the landlord and renter. Renewal terms, including any rent adjustments, will be discussed prior to the expiration of the current lease.

    "The traffic on Mid-Cities Blvd at Hwy 121 heading East is at a total standstill between 4:30 and 6:00pm mainly because the traffic signals aren’t synchronized correctly. People block intersections while waiting for the signals to turn. "
