      -36k to me for lot and plans 20k to county and Geotech guy is 56k plus building should cost someone who can do themselves under 100k. That is 156k cost and should be worth a 250k sale. That would be a 94 k investment return off of 156k, that is killing it.

      I am retired and planned to do the same thing myself, but finding fell thru and I am too poor to get a loan so I am simply trying to get my money back because I will not be able to build it.

      The plans are good for the first inspection until May 18th and then if you cannot start before then you have a one-time 6 month extension that will take you out to November 18th 2024, but by then you will have to have a first inspection.

      I am all ready to transfer the deed I will pay for it and I am ready to transfer the permits with the county over to the new buyer.

      - the plans are for the construction of a 480 sq. ft. house and detached carport

      - extra fees that need to be payed are water $9,963, sewer, $7580.63, that total $17,543.63

      - there was also a soil sample for the county of san bernadino to get the plans passed for "compaction"and there is still $1,500 due to "cyrus" at geotechnical irvine that needs to be paid to get a document for the county inspector for when the foundation footings are done .
      - when you call cyrus he will check the soil compaction and have the document paper within a week from when you ask for it.

      -cyrus's number is (949) 872-9565 call him when you are ready to inspect.

      - the land is valued with the county at $7,650 and i do not mind giving it to you at the same price to help with the property tax of $238 that i have already payed to the county for 2024. you will not have to pay until december of 2024.

      I believe the land is worth at least 25k

      - i have already payed for the survey, plans, original soil compaction test and permits. I have receipts.




      - i need 36k for everything and I will pay the $300 deed transfer charge from San Bernadino deed transfer company that will change the deed to you and the county of San Bernadino.

      - i have payed all the other fees except those listed at the top and have the stamped approved plans and permits papers and a working set of plans for you

      - the electric company has already marked where temporary work power is too be installed and you need to call them to open an account with the building permit to get the power turned on.

      My guess is it will cost the 36k to me plus 20k from above mention cost plus about 100k to finish construction equalling about 156k when done.

      If you sell it yourself for 250k which it should easily sell for, then you are clearing around 94k off of the project.



      It is a GREEN HOME so you know that it will hold its value in the market when it is done

        " Highway 38 is always plowed during the Winter time Great neighborhood I lived in this house for 14 years and raised my children here I put the room edition on in 2007 That really improved the house on square footage I just wish I would have stayed and enjoyed it a little bit more But that's OK somebody else gets to enjoy it as much as I did Highway gets a little noisy during the summer time But you get used to it having dual paint windows helps immensely Love the Bay window I put in And the woodwork around the other windows Never got around the putting that garage in on the other side of the house But someday another owner may do that Love Big Bear City The people are friendly and very nice I love that little house and I'll miss it So you enjoy"
