Events and groups are high welcome. However, any event of persons 20 needs to be discussed prior to booking. Large uncontrolled parties are unacceptable. There will be a $1000 extra cleaning fee for group larger than 16 people, regardless of the condition of the property at departure. Please see Policy and Rules for further information.

The spaces were made for groups to be together before and after experiencing the best parts of San Antonio.

Each bedroom is furnished with luxury mattresses, pillows, and linens. There is ample closet space for belongings. Three full bathrooms furnished with body wash, shampoo, conditioner, make-up removers, and hair dryers.

Both kitchens have complimentary Keurig coffee cups, spices, cookware, bakeware, and utensils for the chef in the group. There are two full size refrigerators and one mini wine fridge with plenty of glasses. A BBQ pit with smoker is on the property; guests will need to provide their own charcoal or wood.

There is 55" and 65" UHD TVs, gas fireplace, internet, and plenty of space to work or relax. The back yard has swings for the entire group, a fire table, and regulation length cornhole turf.

Tenant Selection Criteria:
-Good rental history: no evictions in the last 10 years, history of damage, or an outstanding balance due to a landlord.
-Verifiable income: minimum of 3x the monthly rent in gross monthly income.
-Roommate's monthly income must be able to qualify individually at 3x the rent.
-Criminal Background Checks: per the standards of the owner
-Credit History: must be able to verify on-time bill payments and lack of collections or credit write offs. Applicant may be denied due to poor credit history
-Pets: all pets must be current on vaccinations and rabies shots. Max $500 Pet deposit required per pet based on size and breed. All pets over 20 pounds require screening.
-Landlord will select the best-qualified applicant

Rates are subject to change based on seasonality and availability. Extensions may be available but may change based on high season.

All application fees are non-refundable

-the application fee is $50 per person

By booking, you agree to all of the following house rules:

House Rules:
*All guests are required to sign a rental agreement and a refundable security deposit before receiving check-in instructions. The rental agreement must be executed within 3 days of the booking. Cancellation policies apply.
1. Smoking, drug, and vape use is not allowed inside the unit, on the balcony, or in the hallways of the building. If discovered, there is a $1,000 fine.
2. Parties are not allowed on this property, including loud music. There is a fee of $1,000 if a party is discovered or if a neighbor complains about excessive noise. We have a one-strike policy. Failure to observe this rule results in immediate removal from the property without refunds. Quiet Hours are from 10 p.m. to 8 a.m.
3. No undeclared guests are allowed. There is a $1,000 fine if discovered.
4. Pets must be disclosed and approved in advance. There is an extra one-time fee per pet per stay. The charge for pet fees is separate from the initial booking. One-time fee per pet, per stay: $200 per pet for 30 nights ; $250 per pet for 30+ nights. Maximum of two pets. Only cats/dogs. Pets 50lbs are approved case by case. If the property does NOT allow pets, there would be a 1,000 fine if discovered.
5. If there is a lot of mess left behind after your stay, you will be charged more than the normal cleaning fee. You will be charged for stained or damaged sheet/towels. Using the BBQ would necessitate $50 extra cleaning fees.
6. A lost, missing, or damaged key, fob, or parking permit has a replacement cost of $200 each.
7. Late check-out is $25/hr subject to approval, and must be notified in advance. Unapproved stay past check out time penalty is $50 per hour, and staying past 1 pm incurs the penalty of one night without the right to stay the following night.
8. Early check-in before 5 pm is $25 per hour. We will let you know when the unit is ready for early check-in on the day of check-in.
9. The garage is not available for use. If you need special use of the garage please inquire with us directly before booking.
10. Any cleaning issues must be reported within a reasonable time of check-in so that we can help resolve any issues you may have.
11. We do not allow packages/mail to be sent to the address you're staying at. You may deliver items to the door, or to a local FedEx/UPS. We cannot help you to retrieve delivered mail.
12. Respectful and friendly vocabulary is required by both parties. Your reservation will be canceled with no refund if you use profanity or threaten any of our staff.
13. You are booking with a valid government-issued ID and are not engaging in fraud or identity theft.
14. There is 1 security camera pointing at the door entrance. Blocking or disconnecting this device will lead to immediate termination of your stay with no refund.
15. By booking you agree to not hold us liable for any injuries, lost items, or accidents that happen at the property whether in the inside or outside areas.
16. For stays longer than 30 nights, we require 1) a refundable deposit of $3,000, 2) non-refundable pet fee of 500 per pet. 3) Renters are required to buy renter's insurance at 100,000 liability limit, 4) every person in the contract needs to submit the valid government-issued ID, and 5) vaccination records of all pets staying at the property.
17. A security deposit of is held prior to your arrival and will be refunded 7 days after your arrival.
