Just off the kitchen is another outdoor porch overlooking the backyard which also features a nice-sized patio for summer BBQ's and gathering. The 2nd level features two large bedrooms, a spacious room that can be converted back to a 5th bedroom, and a full bathroom. The upper level features two additional bedrooms. The lower level features plenty of storage space in the full-sized, walkout basement. Tenants pay all utility bills, including water. The rent is $2600/Month. One month security deposit is needed. Tenants pay all utility bills, including water bill and sewer bill.

RENTAL SPECIAL CLAUSES:
1. Tenants will be required to go through renter background and credit check. There is an application fee for each applicant (see link below for application)
2. No smoking permitted
3. Renters insurance required; tenant must show proof of insurance prior to occupancy
4. No Pets
5. New Castle County regulations apply.
6. Tenant pays all utilities including heat, electric, water, trash, sewer etc. All these except sewer will need to be transferred in tenants name and tenant will pay based on their usage. Sewer cannot be transferred, and the bill will be forwarded by the property manager
7. Tenant responsible for lawn care to include grass cutting, weeding, leaf removal and snow removal. Gutters should be cleaned every year with proof produced
8. No alterations to home or grounds without written permission from property manager
9. Tenant responsible for replacement of any batteries, bulbs, or filters in the property during tenancy
10. Tenant required to change HVAC filters at least quarterly
11. Ice makers/garbage disposals will be repaired at Owners discretion
12. Clogged drains resulting from tenant's actions will be repaired at the tenant's expense
13. Reserve the right to conduct inspections with a proper notice to make sure property is being taken care of
