Description

This cute home is on a quiet street yet it is close to schools and the community. The main floor has a kitchen with a new granite counter top and a pantry. The photo shows the kitchen before it was painted gray and a granite counter top was installed. The kitchen walks out to a patio and fenced in backyard. There is nice afternoon shade in the lovely backyard. An automatic sprinkler system makes watering the yard easy. Downstairs there are two more bedrooms, a bathroom, laundry room, and large family room with a gas log fireplace. All three bathrooms have a tub/shower combination with glass tub enclosures. This home will be available July 1, 2025. The rent is $2000 a month and a security deposit of $2000 is also required. The deposit is fully refundable, if the conditions in the lease are met A 13 month lease is required. At the end of 13 months, it would be possible to sign a new 12 month lease and continue renting for an additional year. We are firm on our policy of no pets. The landlord is extremely allergic to cats and dogs. No smoking is also a condition for renting.

Renters must pay the $2000 deposit upon signing the lease. They must pay the first month's rent and show that all utilities are in their name upon moving in on the first day of their lease. The utilities that must be placed in their name are: Smithfield City bill for water, sewer, and garbage. They need to put Enbridge Fuel in their name for natural gas. They also need to put Rocky Mountain Power in their name for electricity. There can be no smoking in the house or on the property. Also, there can be no pets in the house or in the yard. The landlord has severe allergies to pets. He cannot come into the property if there have been animals in the house. Tenants cannot have guests bring animals into the house. The house has an automatic sprinkling system. Tenants are responsible for mowing and weeding during seasons where the plants are growing. They are responsible for snow removal during winter months.

    "This place is really nice and really well priced but..... the rules are extremely strict! It makes it difficult to enjoy. The neighbors we had told on us for everything! Things that aren't a big deal, they make a big deal about it. You can't even leave a single thing on your front porch without getting a warning note on your door that if you don't remove it, it'll be a $20 fine a day! People drive through the parking lot like they're in a race and there are tons of kids playing in the area. Like I said, it's a nice place and well priced, but very, very strict! We also left our locked car on the street and someone broke into it and stole our electronics. Weird because Smithfield is such a low key city. I was very disappointed."
