SCREENING CRITERIA AND APPLICATION PROCESS FOR: LINCOLN AVE, CARMICHAEL, CA 95608
1. We need a completed and signed application for each person 18 years or older that will be renting the unit. Each person will need a US legal form of identification that will allow a screening check. This can be a SSN, State Drivers License (DL), State Drivers Identification (DP), or Other forms of Government ID with a photo. Acceptable ID will be selected through the screening service company.
2. There is a $45/person fee for credit check that will be placed only on the contracts first month rent when contract is signed.
3. This is a four bedroom unit, so maximum occupancy is eight people (adults and children). After signing the contract, any additional person 18 or above requesting to reside in the house will need to sign a separate rental contract. Each person added will increase rent by $200 per month. Having more than 8 people residing on the premises is grounds for termination. More details will be in the rental contract.

5. Tenant Screening Company will be used to complete the background checks.
6. Proof of income must be attached to the application so we can verify the source(s) of income. We also require a gross income of 3 times the rent, meaning you must have three times $3200 or $9600 per month income. There need to be proof of income through various means. These can be W-2, 1099, savings accounts, income tax forms from prior 2 years, copies of city, county, state or federal income that can be used for rental income, 3 months of bank statements, or other reliable consistent income that would show the ability to pay the rent. All will be considered on an individual basis.
If the credit report has unpaid judgments, tax liens, or unpaid rental collection accounts the application will be reviewed. It is preferred that the credit report does not contain any bankruptcies that are not discharged or dismissed within the last 5 years.
If available the credit score of each paying applicant must be 650 and above to qualify.
7. The Eviction report must be free of evictions or any eviction data within the last seven years.
8. Co-signors/Guarantors will be considered but co-signor/guarantor must own a home in California and complete an application, provide proof of income for their dwelling as well as the tenants rental. Each Co-signors/guarantor will need to sign a rental agreement and guarantor form.
9. A Criminal Check, will be done on ALL Applicants.
10. Rental property is a "no pets", "no waterbeds", "no vaping" and "no smoking" property.
11. Professional lawn care is provided, but renter must notify owner of sprinkler problems, dying plants and help in maintain watering.
12. Property owner has a pest control company that sprays for bugs and they will require access to front and back yard to do a complete job around home. They may request access to the interior if there are interior problems.
13. Home Security System is installed. It can be upgraded, activated and paid for by tenant. Any long term contract must be paid in full, to include any future contracted amounts, at termination and the service discontinued at end of lease. An addendum must be signed with the contract.
14. Security Deposit is $3200.00 and Rent is $3200.00 per month, plus Credit check amounts. These will be the move in amount.
Security deposit and first month's rent must be paid in money order, or cashier's check, electronic transfers like Zelle or Venmo, a check that clears the bank, but no cash for safety reasons.
Rental increases will be 5% yearly on the first of the month of move in month.
14. Rental terms will be Month to Month.
15. These screening criteria are intended to agree and comply with all government laws and regulations.
