Renting out a 1250 sq. ft. 2-bedroom duplex on my property. Total privacy. Dining room could be used as a third bedroom/office.
Kitchen is almost new. Almost new appliances and cabinets and quartz countertops.
Central AC and heating.
Oak floors throughout the house except the kitchen (tile) and bathroom (tile).
The bathroom has a tub and a separate shower stall so two people could shower together but separately in a pinch.
Bedrooms and dining room/office have ceiling fans and there are built in storage shelves in the hallway between the bedrooms. Small storage closet also in the house.
Small/medium friendly pets are ok. Pet rent and deposit will apply.
Washer/dryer in the unit. A nominal fee will apply for use of laundry.
Parking on the street for now but I will hardscape (concrete and possible pavers) the relatively large front yard in which case you could park by the house.
Central San Fernando Valley location. Very close proximity to public transit, freeways, dining/shopping and grocery stores. Close enough to CSUN and Pierce College.
Terms and requirements.
1 year lease
$2000 security deposit.
Renter's insurance is required.
No evictions in the past 5 years.
Two forms of current government issued ID, proof of income for last 3 months and current W2.

The unit is currently occupied by a tenant and will be available on November 8, 2022.
I live in the back house. I am a single professional and am rarely home. My unit is a 450 sq. unit studio unit. Consequently, utilities will be split with your share being 2/3 of the water/power/gas bills and my share being 1/3 of the gas/water/power bill.
In a few months the units might have their own separate electric meters in which case any renter would be responsible for their portion.
Bills are very reasonable if you are not a heavy user of the central AC.
Parking on the street. I will be hardscaping the front yard and after work has been completed renter may park one car in front of the house
I can share WiFi (fiber optic) with you at a cost to you of $25/month. It could go up nominally ($10) in a few months.
Also, there is construction ongoing on the property (should be 2/3 months according to my contractor). The property will be much improved after. The unit for rent is not affected by the construction but as a concession for any inconvenience caused during the months of construction I can discount the monthly rent by $300 per month.
