About this House

This property has nearly 6.5 acres. The bottom section does have fence for livestock. There is a 30X40 (approximately) shop on the property that has electricity and water lines to the shop. Half of the shop has a concrete floor and the other half is dirt. The property has a good septic system, an in ground cistern is currently used for water BUT there is a community water at the property line that can be tapped for $10,000. Or a private well could be drilled. The minimum depth of the well would need to be approximately 400' There is a single wide trailer on the property but no value has been given to it. The walls and roof are all good. It has a newer furnace and water heater. The remainder of the trailer is in rough condition due to prior tenant. The trailer can either be renovated OR it can be traded in for an new double or triple wide or even a modular home. Contract for deed may be considered with a minimum of $15,000 down. We may also consider a newer, low mileage (70,000 or less), full size, pickup truck 4x4, with a gas engine having at least 375 HP. Vehicle values will be determined using nada or kelly blue book for a private party transaction. Retail pricing will not be considered.

    "Snow melts off the main roads typically same day or soon after. Side streets are blowed but may be icy or snow covered. Friending people, low crime. It is an 95% oil & coil based economy, if those are doing well, everything is booming. When it isn't everything else soon follows suit. Cowboys are mostly just a symbol of the past, very little of the state is based on farming, horse, or cattle. There are farms & ranches, just not what most people envision. Very few trees, warm to hot, but dry Summers, cold somewhat dry Winters. Kinda skips to Spring & Fall. Just Winter & Summer. Nice place to live in Gillette, but not for me. I'm moving elsewhere."
