An additional $10 per day will be charged thereafter until rent is paid in full.

Landlord is responsible for HOA dues.

Pets

Pets are allowed only with prior written approval from Landlord.
Maximum of 2 pets.
$350 non-refundable pet fee per pet (due prior to move-in or at time of pet approval).
$30 per month pet rent per pet.

Tenant must:
Provide proof of current vaccinations.
Comply with all local licensing requirements.
Clean up pet waste immediately.
Prevent pets from causing noise disturbances or nuisance issues.
Ensure compliance with HOA rules.

Tenant is fully responsible for any and all damage caused by pets. Pet fees and pet rent do not limit Tenant's responsibility for repair or replacement costs.

Unauthorized pets will constitute a lease violation and may result in daily fees and/or termination of tenancy.

Service animals and ESA animals will be handled in accordance with applicable Fair Housing laws.

Smoking

No smoking is permitted inside the home or garage.

Maintenance & Property Care

Tenant is responsible for:
Lawn maintenance and flowerbed care
Snow removal
Basic upkeep (light bulbs, furnace filter changes, etc.)
Minor maintenance and repairs under $100

A lawnmower is provided for Tenant use.

The property must be returned in clean condition at move-out.

Parking
2-car garage and driveway parking included.
No parking in shared drives.
No city street parking restrictions.

Occupancy

Any adult guest not listed on the lease staying more than 14 consecutive days must be disclosed to Landlord and may require written approval.

Commutes out of town can take a long time, but they are near completion on many new roads and improvements for travel. Overall though you can’t find a more friendly city with MANY free activities and a wonderful sense of community."
